Through our affiliate South Carolina and Georgia brokerage company Sperry Van Ness/GASC Commercial our leasing strategy is straightforward and designed to be effective.

In order to market a property effectively, buildings are always maintained in an attractive, clean and superior condition. To ensure proper maintenance, The Bosley Group performs weekly inspections which include:
  • A review of the building's curb appeal.
  • A review of all signage.
  • Inspection of common areas.
  • A check on the operation of the heating and cooling systems.
  • Check the cleanliness of vacant units.
. Periodic market surveys (quarterly) are performed on comparable, competitive buildings in the market place.
. The rent schedule is reviewed monthly, taking into consideration owner goals, current market demand, current economic factors and space desirability.
. The property is studied carefully to identify features, which will enhance the building's competitive advantage.
. Tenant improvement allowances are reviewed.
. A "Building Standard" lease document is developed.
. An advertising plan is developed to include periodic newspaper advertising, an email campaign, direct mail, and development of a presentation package to include space plans and architectural drawings if available.
. A public relations program is implemented, to include press releases,announcements of new tenants and property improvements, and participation in community activities.
. A "Prospecting Program" is implemented, to include co-brokerage agreements with other Realtors, a referral program, working centers of influence and personal canvassing.
. Prospects are qualified with tenant applications, credit checks, and visits to the prospect's current office/retail space if possible.
