A Property manager wears many hats while handling Property Owner Association business, but the manager's role at board and homeowner meetings and his/her follow up is critical to the overall effectiveness and success of the Association.   • Advising the board of directors on management techniques that will provide both efficiency and economy to the association's operations.
  • Preparing comprehensive monthly accounting of all financial activity of the association including all revenue, expenditures and delinquent accounts.
  • Assisting the board of directors in annual budget preparation through detailed analysis of previous fiscal years' activities and anticipated cost increases and/or special projects.
  • Communication with property owners and accepting owner requests and processing them accordingly to their nature such as bookkeeping, maintenance, rule compliance or general information.
  • Providing 24-hour emergency maintenance service for emergencies that threaten life or property.
  • Receiving correspondence to the Board and responding according to the urgency.
We will serve as a Coach, an Organizer, a Tactician, A Communicator and as much as possible, a Diplomat.

  • Has conflicts of interest with vendors or maintenance providers
  • Profits from service providers services
  • Is the HOA receiving the benefits of volume purchasing
  • A specialist in HOA management
